A 30-second property walkthrough script you can read as-is

Thirty seconds is short on paper and long on screen if you ramble. The goal is not to describe every tile; it is to give a serious buyer enough orientation to book a viewing. Think one claim per room plus a single emotional anchor (quiet, breeze, renovation year, proximity).

Read aloud while timing yourself. If you consistently run forty seconds, cut adjectives before you cut rooms — buyers forgive brevity; they do not forgive waffle.

Beat structure (with rough timings)

Seconds 0–3: neighbourhood or building name plus one hook — “quiet floor,” “ten minutes to MRT,” “fully extended kitchen,” pick what is true and defensible.

Seconds 4–12: living and dry kitchen in one continuous thought. Mention natural light or renovation year only if accurate; overselling here creates distrust at the viewing.

Seconds 13–22: master bedroom and bathroom with one storage or layout highlight. If the bathroom is average, say less — silence via tight editing beats fake superlatives.

Seconds 23–30: price band or viewing CTA. One line, confident tone, no apology framing (“not sure if still available”) — replace with “DM for this weekend’s slots.”

Delivery and AI-assisted iteration

Speak slightly slower than pure TikTok hype; listing audiences often replay on Wi‑Fi at home and want clarity over chaos.

If you generate AI voice variants, change hooks first while keeping room order stable. That isolates what improved retention. Once a hook wins, optionally re-render with a warmer tone or Bahasa Malaysia insert for a second audience slice.
